What Is ZORI?

The Zillow Observed Rent Index (ZORI) is a smoothed measure of typical market-rate asking rents across a metro area. Unlike the BLS CPI shelter index — which measures rents paid by all tenants including long-term renters, and tends to lag the market by 12–18 months — ZORI reflects what new renters are actually being quoted today. This makes it a more timely leading indicator of where official shelter inflation is heading. Data covers single-family homes, condos, and co-ops.
